    How the Marketplace Works

    Buy and sell investment properties through a secure, transparent auction system.

    Overview

    The Salkkunen Marketplace lets property investors sell units through timed auctions. Sellers set an asking price, optional reserve price, and a downpayment amount. Buyers verify their identity, place a card hold as a downpayment, and compete in a 30-day auction. The platform charges a small commission on completed sales.

    Key Concepts

    Understanding these concepts will help you navigate the marketplace:

    Identity Verification (FTN)

    All buyers must verify their identity through Finnish Trust Network (FTN) before they can bid. This ensures every participant is a verified individual.

    Downpayment Hold

    When you place your first bid, a hold is placed on your card for the downpayment amount. This is not a charge — it's released if you don't win. The winner's hold is captured as a deposit.

    Anti-Snipe Protection

    If a bid is placed in the last 3 minutes of an auction, the timer automatically extends by 3 minutes. This prevents last-second sniping and ensures fair competition.

    Reserve Price

    Sellers can set a hidden reserve price. If the highest bid meets or exceeds it, the sale completes automatically. If not, the seller decides whether to accept the highest bid or reject it.

    Commission

    Salkkunen charges a 0.9% commission on completed sales, calculated from the winning bid amount. This is significantly lower than traditional real estate agent fees (typically 3-5%). No fees are charged if the property doesn't sell.
